8. Buyer or Tenant Screening
   If permitted or unless otherwise directed by Seller, C4S may screen all incoming office calls of prospective Buyers, Tenants and or cooperating Realtors to determine serious inquiries only. C4S  will then re-direct serious inquiries to the Seller. Screening is a convenient way to save the Seller valuable time and effort by restricting just curious and not ready Buyers or neighbors from continuously calling you at home or at your place of business to request property information. Screening also reduces risk and concerns of Seller’s safety involved when allowing unidentified strangers in their property.

Internet Open House Service & MLXchange Realtor’s Open House List C4S provides Open House information to all prospective Buyers and Realtors who enter our web site by clicking on Open House Schedule. C4S will also automatically place your Open house information in the MLXchange (Web-based MLS) for all Realtors to see, allowing for more property exposure or Open House turnout.
    

10. Guest Registration List
    C4S will follow up on all prospective Buyers who request property information, view or attend an Owner’s Open House. A follow up call by C4S is an effective way to encourage and assist an interested and qualified Buyer in proceeding with the purchase of your property.
     

11. Upgrade Service Plan
    C4S allows Seller to upgrade his or her service plan once throughout the listing period to any of our available Maximum Marketing Choice Plans which includes full service real estate. Upgrade can be made once and at any time after Seller has listed their property with us and has notified C4S in writing. Upgrades allow Sellers to choose a service plan based on their needs, budget and expectations knowing that they will not incur a penalty or any additional fees.

12. Valued Network Realtors Realtors from our network are carefully screened before they are able to participate. Only licensed and experienced Realtors who are willing to offer our customers a similar range of C4S services are accepted.
     

13. No Hidden Fees Hidden fees or undisclosed charges are illegal and should not be practiced by any real estate firm. C4S or its network Realtors will not charge any hidden fees which have not been previously disclosed in writing.
