Once I list my property online, how long will it take for the listing
to show in the MLS and REALTOR.com®?
Your property will be posted in the MLS within
24 hours upon receipt of all required documents
including payment. Once property is posted in
the MLS, listing may take up to 72 hours to
appear in REALTOR.COM®. Enhanced listings will
take an additional 24 hours for enhancement to
appear in REALTOR.COM® computed from the time
listing appears on REALTOR.COM®.

Are there any other additional charges or fees besides the upfront flat
fee to sell my property?
No, there are no hidden charges or fees. You
will only be responsible to pay an agreed upon
commission to any cooperating Realtor who finds
you a buyer or tenant. Should you find your own
buyer or tenant, you will not have to pay any
commission to a cooperating Realtor.

How will I benefit from a Flat Fee MLS listing?
A Flat Fee MLS Listing enables you to take
advantage of the power of the MLS. Thousands of
Realtors will be working to sell your property
while you still retain the right to sell on your
own and pay NO COMMISSION thus saving you
thousands of dollars. You may also cancel your
listing at any time. FACT: 85% of home buyers
hire a Realtor® to find a property for them.
FACT: The Flat Fee method uses the same MLS as
the local Realtors use. FACT: If a Realtor®
brings a buyer and you accept their offer,
you'll only pay an agreed upon commission to the
buyer's agent. FACT: The Flat Fee MLS method
eliminates the Listing Brokerage Commission.

For How long can I list my property in the MLS?
You may list a property for sale in the MLS for
up to 1 year. A rental property will be listed
for a period of 6 months. However, you retain
the right to cancel the listing at any time
providing there is not a contract pending on the
property.

What is the advantage of the MLS Service?
According to the local Realtors Association
nearly 50% of all residential properties listed
in the MLS have a contract within 30 days. If
your property is priced within the market value
range, you will have a good chance of selling it
within a reasonable time frame. The MLS is the
single most powerful marketing tool in selling
real estate. In fact, statistics show that
nearly four out of every five residential
properties are sold as a direct result of the
Multiple Listing Service.

Is my contact information posted on the MLS?
Yes, your contact information such as owner name
and phone number(s) is posted on your MLS
listing. In addition, your MLS posting will
instruct licensed Realtors to call you directly
for additional listing information and to
schedule the showings.

What is REALTOR.com®?
A National Association of Realtors website which
promotes nationwide MLS listed properties to
potential buyers. Properties which are not
listed on the MLS will not be exposed in
REALTOR.com®. REALTOR.com® averages 140,000 hits
per day, 10 times more than the nearest
competitor.

What is a REALTOR.com® Showcase Listing?
REALTOR.com® Showcase Listings stand out and rise to the top on most of
REALTOR.com® viewed pages or search results.
These listings are shown with a “Showcase”
heading on REALTOR.com® and have the capability
to be enhanced with up to 8 photos, a custom
property heading, a custom property description
and a scrolling text. Showcase Listings are
enhanced per REALTOR.com® rules and regulations.
10. Will a REALTOR.com® Showcase Listing show my
owner information?
Per REALTOR.com® rules and regulations,
owner information will not be shown in a
Showcase Listing.

How will potential buyers contact me if my
owner information is not posted on a Showcase
Listing?
Per REALTOR.com® policy all we can do is to post
a URL in your listing's scrolling text which
will lead potential buyers to your C4S property
listing information page, an owner's personal
web page or a C4S Toll-Free number that provides
a recorded message with your contact number.
12. Why must I sign a Listing Agreement if I can cancel at anytime I want
with a Flat Fee MLS listing?
The Multiple Listing Service requires that a
signed agreement be entered into before any real
estate is listed in the MLS. A property can only
be listed in the MLS for the listing period as
indicated in the listing agreement. Since you,
the seller can cancel the listing agreement at a
any time it’s to your advantage to list for the
maximum period.

How can I make changes to my listing after it
has posted in the MLS?
You can make changes or report the status of
your property by notifying the listing broker in
writing (e-mail or fax) or you may fax the MLS
Status Form found in the FSBO Resource page in
this website.

How long will it take for me to receive a yard
sign or lockbox?
A yard sign showing your phone number and or
lockbox will be shipped to you within 72 hours
after your property is posted in the MLS.

What is the advantage of ordering a service plan
which includes a Virtual Tour of my property?
Well over 80% of home buyers start their search
for a home on the internet. Therefore, listings
with a virtual tour get viewed more often then
listings without a tour. Obviously the more
clicks your listing receives the better the
chances to find potential buyers for your
property. Properties
listed with a virtual tour sell
82% faster.
